FAQ
1. Why should I invest in multifamily?
Multifamily properties are some of the best real estate investments available. These properties are always in demand, generally appreciate in value, provide predictable income from rents, and are the least volatile real estate asset during recessions.
2. What is an accredited investor?
In order to qualify as an accredited investor, an individual must have earned income that exceeded $200,000 (or $300,000 together with a spouse) in each of the prior two years, and reasonably expects the same for the current year, or has a net worth over $1 million, either alone or together with a spouse (excluding the value of the person’s primary residence).
3. What if I do not qualify as an accredited investor?
You may still be able to invest with us as a non-accredited investor. Please contact us for more information.
4. What is the minimum investment amount?
The typical minimum investment is $50,000, although this amount might vary depending on the project.
5. Can I invest with my pre-tax retirement funds?
Yes, you may use a Self-Directed IRA or other Qualified Retirement Plan to invest. We strongly recommend that you discuss the tax implications of using these funds with your CPA before you invest.
6. What is a syndication?
A multifamily real estate syndication (value-add property) is an arrangement in which a General Partner combines money from investors (Limited Partners), purchases and repositions the property while providing a return to the Limited Partners who have a passive role in the project. A syndication allows for the combination of resources such as time, money, knowledge, and labor to acquire a property that would be impossible to do alone.
7. How long is the investment term?
The average investment term is 3-10 years depending on the project.
8. When will I receive my return?
Returns are usually sent out in quarterly distributions.
9. When will I receive updates about my investment?
We like to update our investors monthly but you are always welcome to call and speak to one of us if you have a question.
10. Can I visit the property?
Absolutely! Investors can visit the property before investing and during the investment term.
